As Benchmark is a small friendly agency, we take the time and care to find out your needs as tenants.

Our property register reflects quality properties either furnished or unfurnished at affordable prices.

Tenants initially enter in the majority of cases a six-month shorthold assured tenancy.

Our landlords are exceptional and this ensures all maintenance needs are addressed in a timely manner by qualified and insured contractors.

You will be sent a copy of your tenancy agreement for you to read through in your leisure at least 14 days before the tenancy is due to be signed (time permitting).

We will ensure you are given a gas safety certificate (where gas is present) and Energy Performance Certificate (EPC), and there are smoke alarms on each floor of the property and that a CO2 detector has been provided. * This list is not exhaustive and dependant on current legislation.

Pets are allowed at some properties at the discretion of the landlord, who may set some extra provisions, such as a higher bond for instance, yet if you don't ask you won't know! Pet owners need to be aware carpets where applicable do need to be professionally cleaned / shampooed on tenancy exit at the tenant's own cost.

All properties are inspected three monthly at a time suitable to all parties quarterly and by appointment only.

All visits to the property will be by appointment only leaving you to quiet enjoyment of your home.

Your bond as a tenant will be protected by The Deposit Protection Service of which you will be given the prescribed information upon paying the deposit.

Meter readings will be taken and Benchmark will notify the utilities and council tax on your behalf leaving you free to unpack and enjoy your new home. The utilities should contact you within one month of your home move with a Welcome Pack, however if they do not for any reason, it is your responsibility to follow this up.

You may change your utility supplier to lower your bills, but you must inform Benchmark of your new chosen supplier. No prepayment meters will be allowed at properties.

Client Account bank details will be provided to allow you to set up a standing order mandate to pay the rent on its due date. This will allow you to budget more effectively and securely pay the rent.

Benchmark Property Store Ltd has in place a customer complaints procedure offering independent redress through The Property Ombudsman, Professional Indemnity Insurance, Client Money Protection cover and an account with The Deposit Protection Service (DPS).

The landlord will take out buildings insurance, however it will not cover the tenant's personal possessions. On entering the tenancy, you will be expected to take out an insurance policy that covers your possessions. The landlord may request that the insurance policy covers the landlord's contents, fixtures and fittings for a minimum of £2000.00 of cover for accidental damage* Applicable at the sole discretion of the landlord.

Upon request, a copy of the policy must be provided to the Agent as part of the tenancy conditions.

Our representations are made in good faith, that the landlord has legal title to the property, permission to let from the lease holder, or mortgage lender as applicable, taken steps to ensure the electrical instillations and equipment are safe to use, the buildings insurers are informed that the property is tenanted and the furnishings are compliant with fire safety regulations.
